Zimdahl Woodworking, Inc. – a new 10,080 SF manufacturing/warehouse building to house a rapidly growing custom millwork business. The building was 90% financed with the SBA 504 program and included over 2,000 SF of rental space. The new building allowed the business to move from rented space in an unpredictable lease situation and to set up a more efficient manufacturing work flow.

Colorado Springs Family Practice – a new 24,800 SF medical office building in the Audubon Medial Park. The building houses the practice owned by three established general practitioners in a popular and growing medical center. The building includes over 9,000 SF of rental space. We used the SBA 504 program to provide 90% financing with a low fixed rate. This is a typical SBA 504 project with the first lien lender in a 50% LTV position at closing.

KCM Masonry – a new 14,094 SF industrial building housing the masonry business with 5,600 SF of rental space on a large industrial location. The SBA 504 program was used to finance 90% of cost. The business needed a building for storage and equipment repair and a large storage yard. The owner has managed to keep the rental space rented due in part to the excellent location and the appearance of the building.

Sundance Studio – a new 8,572 SF building for a growing dance and gymnastics studio. We used the SBA 504 program along with a construction loan from the first deed of trust permanent loan lender to finance the project. The building expanded this established local business from cramped rented space into an attractive spacious building with parent viewing areas. The building has since been expanded with a new, larger first deed of trust loan and a second SBA 504 loan.

JR Race Car – financed the purchase of a 38,109 SF property including two buildings and the space then leased by the company. The purchase allowed an immediate expansion of space utilized by the company and included a long term tenant whose rent pays almost half of the loan payments. Note that when buying an existing building the SBA allows 49% of the building to be leased to others.
